The HAP ContractThe lease that you and the tenant sign specifies all the terms of the agreement between you and the tenant. The HAP contract specifies all the terms of the agreement between you and EDEN. Once you and the tenant sign a lease agreement and send it to EDEN, EDEN will prepare the HAP (Housing Assistance Payments) contract and send it to you for your signature. HUD requires a signed contract before any subsidy payments are made, so it is important that you sign and return it as soon as possible so that the tenant can move in and EDEN can start processing the subsidy payments to you. It is important to note that even if the tenant does not pay their portion of rent according to their lease, or pays the rent late, EDEN will still abide by the HAP contract and pay the subsidy the first of each month until the tenant leaves the unit. 8. Utilities and Appliances (The RFLA and the lease agareement must state which party will be responsible for each utility, and that agreement becomes a part of the HAP contract.)

Signature SectionThis is the most important section. All lines must be completed: owner name, signatures of both the EDEN representative and property owner representative, names/titles, dates signed, and the name and address of where to submit payments.
Once the signatures have been affixed and the contract submitted to EDEN, you are done. Congratulations! You have just helped an individual or family avoid homelessness and find a safe, secure home!

Frequently Asked QuestionsWhat if my tenant is unable to pay their portion of the rent due to a decrease or loss of income? For long-term programs, rent calculations can be re-done by EDEN with proof of loss of income. The tenant needs to notify EDEN of this change and supply proper documentation. What do I do if there are damages to my property when the tenant moves out? You will deduct the damages from the security deposit. You must forward to the tenant the documentation and invoices to verify the amount withheld from the security deposit. If damages exceed the security deposit, please contact the Property Owner Hotline at 216-503-6369 or email EdenLandlordInfo@EDENcle.org.
